Seventh and eighth floor, residential

Challenge:
Solution:
Currently in the Construction Document phase, this project offers beneficial retail, office and living space for the area. Slender towers, the use of glass and light, plant material and building materials, all contribute to the buildings approachability and sensitivity to the existing area. This contemporary building does not imitate another time and place, but uses the materials and best practices of this time to create a sustainable and attractive building for the community. The project’s lively streetscape and location contributes to the vibrant downtown Ann Arbor atmosphere. The multi-use functions of this building enhance both the walk/live/work aspect and sense of community. The lower levels invite the community into the building to use experience and participate with others. The PMA offices look out over the city and the eco-effective design demonstrates the ability for a structure to contribute positively to both its occupants and residents.

Project Description:
Location: Ann Arbor, Michigan
Size: 63,000 SF
Attached retail for use as market.
Five levels of affordable housing.
Challenge:
To design an affordable housing project of 60-65 units on a gateway site on Main Street in Ann Arbor. A good portion of the site is in the flood plain and the flood way, severely reducing the useable site area. The site is long and narrow, bordering an established single-family neighborhood to the east and a very busy Main Street to the west. The site also slopes from south to north. The project will be a joint project with Avalon Housing, a local affordable-housing authority and will be built in two phases. The project is planned to be funded by a MSHDA grant and tax credits, following the MSHDA Design Guidelines, Fair Housing and all other accessibility codes. The project has to be a gateway project, well designed, comfortable and safe. As well as making the point that affordable housing can and should be combined into the everyday fabric of the city. The building should be proud, maybe even somewhat iconic, with well-designed, comfortable units. A lot of natural light, privacy, easy maintenance are all important pieces of the puzzle. The site needs to reflect the same concerns. There needs to be easy and open, yet safe access to the site and it needs to be a place that has an important role in the life of the residents during the warmer months. A place to gather and be part of a community.

A place to gather and be part of a community. Based on local needs, the project is made up of 1-bedroom units. The units are designed to be traditionally constructed or factory built. The phasing is designed to maximize the necessary service core elements of stairs and elevators. The main entry lobbies are positioned at the north and south end of a main circulation spine that connects the building from one end to the other.
